I’ve been talking with my investment property owners about yearly maintenance and have been remarkably busy solving little problems that had been left because a solution couldn’t be found.
Here’s some of what we’ve been talking about and how we’ve managed to solve the puzzle.
Gutters
Puzzle: Mould and mildew. Overflowing gutters or gutter guard that still allows gutters to be blocked with mud and debris.
Solution: We partner up with local business to provide gutter cleaner at a great price while also support a local business. Great for our clients, great for the property and great for local businesses.
Garden work
Puzzle: Drainage and tree trimming. Rainwater not draining causing mud in the grass and mosquitoes just when you want to enjoy the outdoors. Trees overhanging the property causing damp, mould and mildew. Queensland always has bright sunny days bringing a lot of heat and hectic summer storms that will cause trees to topple and gardens to turn to mud.
Solution: Regular tree trimming near the dwelling including shrubs will keep the property fresh and free of issues. Yes, tenants can manage shrubs to a certain level but having shrubs and trees, close to the dwelling, regularly trimmed will give your tenant a little bit extra reason to call your investment home and look after it. Clearing drainage, or making sure there’s enough drainage, will keep the foundations of your investment steady and free of excess damp.
Air conditioners
Puzzle: Moving from heating to cooling can highlight issues with motors and cleanliness.
Solution: Partner with a local business to service and clean air conditioners to ensure they perform optimally, last longer and are not a health issue.
Odd jobs
Puzzle: The longer it’s been since those little things have been fixed, the more expensive they will become. It also makes it hard to hold tenants to a standard, when the property is not maintained to a standard.
Solution: Offering an agency based general trade has proven to be a hit with our owners. Quality work and at a reasonable price is guaranteed when they’re part of the business too.
